Le Bijou vs the classic hotel, whats the difference?

Le Bijou uses augmented intelligence to automate and digitise the classic hotel model. Services can be ordered over James, our unique AI software development. James also controls the ambiance of the apartment and provides guests with a state of the art entertainment system. Le Bijou uses technology to cut most of the operational costs traditional hotels have. Guests don't need to wait at the reception to check in or check out, there is no more bumping into strangers at the spa and the range of services that can be implemented is almost limitless. What's better than having a personal, AI-driven butler at your disposal all around the clock?

Why should I invest in Swiss real estate?

Real estate has always been a cornerstone of wealth generation and preservation. Properties in ultra-prime locations represent stable value during almost every economic situation. However, high-quality opportunities are difficult to source, operationally intensive, and often burdened by high prices and misalignment or poor performance. Le Bijou merges this highly secure asset class with a groundbreaking and high-performing operational model. The perfect blend of traditional Swiss business strength and innovative technology. Why is Le Bijou not seeking conventional financing from Banks?

When Le Bijou still was a baby, traditional financing from banks and other financial institutions was not accessible or burdened by long and expensive processes as well as upfront fees. Necessity is the mother of invention so we decided to work directly with multiple, mainly smaller private investors. Fortunately, this was a lucky punch and showed that it was not only the most efficient way of financing but also had an enormous positive impact on our performance. Our clients, partners and especially our investors are our best salespeople. An investment in Le Bijou represents a commitment to an exclusive network of individuals that encompasses innovative thinkers from the co-founder of Apple Computers, to CEOs of market-changing companies. Le Bijou is a tangible investment. It's something you can touch, feel and visit as we are right on the doorstep to great city adventures. It's an investment for those who look beyond a great investment opportunity.

How does Le Bijou make money?

We are a hotel alternative. Our apartments work just like premium hotels, but better. Guests can get spacious accommodation at a competitive price. With our modular interiors, we can target a large group of travellers: Groups of friends, families, couples, singles - both leisure and business. In our largest units, we can host exclusive events. Premium brands like Adidas, Bucherer, Samsung, Chloé, UBS, Credit Suisse, American Express Centurion and many more love our spaces to welcome their guests at exclusive venues.

What do I invest in?

There are three ways to invest in Le Bijou: The Le Bijou Owners Club is an equity investment and provides investors with the opportunity to directly participate and benefit from the success of individual Le Bijou units; the Le Bijou Real Estate Bond, issued by Bank Frick, offers the possibility to indirectly invest in prime real estate assets across Switzerland; and the Le Bijou Developer allows residential property owners to develop a Le Bijou property with us.

What are the investment terms?

Investment terms: The Le Bijou Owners Club starts from CHF 10'000 Le Bijou Real Estate Bond starts from CHF 1'000 with a recommended minimum of CHF 100'000 Developing a property with Le Bijou requires a minimum (including real property) of CHF 15M. For the Le Bijou Owners Club, there is no minimum lock-up period and withdrawal is possible at any time, for example by selling your shares to other existing shareholders (details can be found in the Shareholders Agreement). The Le Bijou Real Estate Bond has a fixed investment-term of 5 years with an extension option of two additional years.

What are the main risks of the investment?

With any investment, there are always risks involved. However, we offer several investment models to diversify your risk. The operational risk of each Le Bijou unit is carried by the Le Bijou Owners Club and Le Bijou HRM AG which reflects in the possible returns. The Owners Club owns the signature Le Bijou interior and technology as well as the secured longterm rental contract with the property owner. In case something goes wrong, the investors can still decide to change the management company of their asset as the investment is detached from the Le Bijou management company (Le Bijou HRM AG). Classic destinations are always in demand and never go out of style. The Le Bijou Real Estate Bond, issued by Bank Frick, with a fixed interest of 3% p.a. is backed by prime city center real estate assets. The main risk is the depreciation of the property asset. In case the property loses a substantial amount of its value and has to be sold, it could be possible that the investors cannot fully recover their investment with the collateral provided (review full scope of risks at "II. Risikofaktoren" in the bond prospectus). Quality real estate assets, however, have always been a cornerstone of wealth generation and preservation. Properties in ultra-prime locations represent a stable value during almost every economic situation.

Are there any other destinations available than Switzerland?

Currently, we only offer investments across Swiss cities. Switzerland has one of the safest economics in the world and offers a predictable and secure political environment. Swiss cities, where Le Bijou has its core focus, rank amongst the world's top 10 cities with the highest quality of life. However, hotel alternatives lack in quantity and quality but generate a constantly growing demand and rates. Existing investors will benefit from early bird benefits once Le Bijou conquers new territories.

The returns are among the highest in the industry. How is this possible?

We believe that great growth is only possible with a great product. While we are streamlining the traditional hotel model to make it better, more efficient and focus on what our guests really want, it only made sense to us to do the same for our investors. Le Bijou aims to become the world's leading hotel alternative and we are convinced that we can only reach our goal by sharing the success with those who believe in us (applies to Le Bijou Owners Club). This is also why This is also why we only charge performance-based fees and reduced our cut of the cake to what really is required (applies to Le Bijou Owners Club). We don't do this for charity's sake but to grow fast and efficiently. It's a new world, so why not be part of it?
